The challenge for this hotel was achieving and maintaining strong market share in the Arboretum with a competitive set composed exclusively of Hilton, Marriott and Hyatt hotels while directly competing with the Domain area of Austin, TX.

Strategy

  • Hired a well-accomplished Director of Sales who had been working for two competing Hilton hotels in the immediate area
  • Customized and upgraded to provide ~20% of room inventory as suites with separate bedrooms, a 40% larger lobby/breakfast area and a 1700 sq. ft multi-use room to set us apart from the standard Holiday Inn brand
  • Created uniques spaces and experiences such as cabanas by the pool, an evening reception, and shuttle service
